Sewer Line Repair & Cleaning in Santa Fe, NM
Older Santa Fe laterals are clay or cast iron under streets with mature trees and, in low spots, expansive clay soils that move. A backup that returns after a cheap cable is usually a cracked joint or a belly, not “hair.” We camera first, jet when the pipe can take it, and replace or discuss trenchless when the film shows a pipe that is done. 505-316-4231.

Camera is the diagnosis, not a product
You should see the recording. Offset joints, root masses, and sags are obvious on video. We will not sell a full replace off a single grease clog in a 1998 ABS run.
Trenchless is a fit, not a religion
Lining or pipe-bursting needs a host pipe that still has a shape and clean access pits. Under a historic courtyard, trenchless can save finish. Under a collapsed clay with a missing invert, a dig is honest. We say which.
Your lateral is not the city’s main
The pipe from the house to the tap is yours. The main in the street is the city’s, or the county’s, or a private shared line in some older blocks. A backup in one bathroom can be a branch. A backup in every fixture on the lowest level is the building drain or the lateral. We camera from a cleanout toward the street and we say where the picture stops being your pipe. If the failure is in the main, we help you call the right desk. We do not bid a dig in the city’s right-of-way as if it were a backyard repair.
Clay, cast iron, and cottonwood
Downtown Santa Fe and a lot of the valley still have clay or early cast iron. Cottonwoods find the joints. The camera shows roots at a hub, an offset, or a belly full of standing water. A cable clears a hole through the roots. It does not seal the joint. A spot repair, a liner where the pipe is round enough to take one, or a replacement are the durable options, and they are not the same price. We show you the clip. You should not buy a liner from a sentence. Bellies that hold water will root again and will hold paper even after the roots are gone.
The dig, the permit, and the yard
A lateral replacement in city limits is permitted. Depth, other utilities, a wall, a patio, and a historic streetscape change the job more than the pipe diameter does. We locate before we dig. We do not promise the landscaping will look untouched. We do promise you will know whether the patch is a four-foot pit or a forty-foot trench before the machine shows up. If a liner will survive the pipe we saw on camera, we will say so, because a liner is cheaper than a trench when the pipe is a good candidate. When it is oval, broken, or full of offset joints, a liner is a story someone else can tell you.
Smells, floor drains, and the washer standpipe
A sewer smell in a mechanical room is often a floor drain trap that dried out because nobody uses it, or a washing-machine standpipe with a bad trap arm. We pour water and we look at the vent before we sell a mainline excavation. A garage floor drain without a trap primer will do this every winter when the heat dries it. That repair is a primer or a trap seal, not a new lateral. We have watched people pay for a camera of a clean main because nobody checked the floor drain. We check it.
How we leave the job
After a repair we camera the run we touched, or we flow-test it if a camera will not pass the new fitting yet. You see that the paper and the water leave. We do not backfill a trench and hope. If the city wants an inspection before cover, we wait. Covering early to “get the yard back” is how people dig the same hole twice. License 384927. The number on the card is 505-316-4231.
Camera day
We need water in the line and a cleanout. We record from the house toward the street until we see the tap or until the camera cannot pass. You see offsets, roots, bellies, and broken pipe as the head passes them, not as a narrated summary with the clip withheld. Distance on the camera is how we mark a dig. A mark that is ten feet off is an extra hole, so we take the time. If the line is full of standing water the picture is poor and we say the picture is poor. We do not sell a liner off a muddy frame.
Dig day
Utilities get located. The hole is the size the repair needs, not a trench across the yard for the exercise. Spoil goes where you agreed, not on the beds you just planted. If the pipe in the ground does not match the camera — it sometimes does not, because a belly hid a second break — we stop and you see it before we expand the hole. New pipe is bedded so it does not become the next belly. We do not backfill until the inspection that has to happen has happened. The yard will look like a repair. Seed and sod are a different trade unless we included them. We say which it is in the quote.
Shared lines and odd blocks
Some older Santa Fe blocks share a private line before the city tap. Your backup may be the neighbor’s roots. We will not dig your yard for their pipe, and we will not shrug if the camera shows the problem is past your property line. You get a clear sentence about who owns the next ten feet. That sentence is worth more than a fast quote. Call 505-316-4231 and tell us if one fixture or the whole house is coming up.
Liner, spot repair, or replacement, in plain language
A liner needs a pipe that is still round, still in one direction, and not collapsed. It is a good tool for cracks and separated joints when the camera agrees. It is a bad tool for a belly full of water, an offset you can see daylight through, or a pipe that has turned oval under a driveway. A spot repair is a hole at the bad joint and new pipe for a few feet. It is the right tool when the rest of the lateral looks honest. A full replacement is the right tool when the camera is a tour of failures. We do not have a quota for any of the three. The clip picks. Price follows the clip, the depth, and what is on top of the pipe: dirt, a patio, a wall, a tree you want to keep. A tree you want to keep may mean a liner or a route around the roots, and we will say if the roots will be back. Cottonwoods do not negotiate. Permits and locates are in the dig price. Restoration of landscaping is in the price only if we wrote it there. Ask. The sentence you want is “the grass is extra” or “the grass is included,” not a surprise sod bill.
Cleanout or we make one
No cleanout means the camera starts at a pulled toilet or we install a cleanout as part of the job. Installing one is the better legacy. The next backup should not require us to pull a toilet in a finished bath. If the yard cleanout is buried, we find it with the snake and a probe rather than guessing in the flower bed. Tell us if you have had the line located before. Old marks on a fence are useful and they are also sometimes wrong. We locate again before a dig.
What we actually get called for
Not a generic list — these are the failures this climate and housing stock produce.
Repeating backups
Roots or a belly. Camera, then a real plan.
Sewage in a tub when the washer drains
Main restriction or a vent issue. We check both.
Sinkholes or a wet stripe in the yard
Possible leak on the lateral. Do not fill it and forget it.
City says it is your side
We camera to the tap so you are not guessing.
How a job runs
Access the cleanout
We install one if the house never had a usable one.
Camera
Locate depth and defects.
Clear, line, or replace
Quoted as options, not a bait-and-switch.
Questions people ask before they call
Who owns the sewer line in Santa Fe?
Typically the homeowner owns the lateral to the tap or the property line, depending on the plat and city rules. We camera to the connection so you are not paying for a city main.
Is trenchless cheaper?
Sometimes. Hardscape and landscaping savings can dwarf a longer pipe invoice. If the pipe has lost its shape, trenchless can fail. We will not force it.
How often should a sewer be camera-inspected?
Before you buy a pre-1980 house, and any time a main has backed up twice. Annual cameras on a healthy ABS line are theater.
