Ductless Mini-Split Repair & Install in Santa Fe, NM

Adobe additions and casitas often have no duct chase. A ductless head is how those rooms get heat and refrigerated air without destroying a viga ceiling. We size for the glass and the elevation, set line-sets that can be permitted, and we repair the condensate drains that freeze or algae-clog and drip on a nicho. 505-316-4231.

Install mistakes we keep fixing

Heads aimed at a vigas, drains without heat, undersized line-sets, and outdoor units in a snow drift on the north wall. We will move a bad install if the copper can be saved; sometimes it cannot.

Why adobe additions pick ductless

There is often no chase that will take a flex run without cutting a viga ceiling. A head on the wall and a line-set on the exterior is the honest path. We will not stuff more flex through 18-inch adobe and call it a system.

Cold-climate spec, not a porch unit

Bargain 9k units sold for a sunroom die at 5°F. We specify cold-climate equipment when the room has to stay habitable in January, and we say so when a porch unit is enough.

The room the duct cannot reach

Mini-splits earn their place in Santa Fe when a bedroom, a casita, or an addition has no duct and opening an adobe wall to add one is the expensive part. One head fixes one room. It does not fix a house with six closed doors unless we put heads where the people are. We size the head for the room, the glass, and the sun, not for a slogan about efficiency. A casita with west glass needs a different head than an interior bedroom.

Line sets, adobe, and the condensate that freezes

The line set has to get from the head to the outdoor unit without looking like a hose draped down a historic front. We use a chase, a corner, or a line-hide, and in the historic overlay we keep it off the street elevation when we can. Condensate in this climate is a winter problem. A drain that dumps outside will freeze and back up into the wall. We route it to a place that stays liquid, or we heat the trap. A mini-split that “leaks” in January is often a frozen drain, not a refrigerant leak.

Heat pumps at 7,200 feet

A heat pump has to be rated for the nights we actually get, not for a brochure written in a milder city. Capacity falls as the air thins and as the outdoor temperature drops. We tell you what the unit can still deliver on a single-digit morning and whether you still want the old furnace or baseboard as backup. Some houses should keep the gas heat and use the mini-split for the shoulder seasons and the summer. That is a legitimate design. We will not remove a working furnace to make a heat-pump story neat if the heat pump cannot carry the house alone.

Electrical and the panel

A new outdoor unit needs a circuit. Older Santa Fe panels are full. If the panel cannot take the breaker, the mini-split quote includes that fact, not a surprise from an electrician after we have mounted the head. We coordinate that before the install day. A head on a casita that is a subpanel with no room is a different job than a head next to a modern panel in a 2005 build.

Service after the install

Filters in the head are small and they clog. A dirty filter is the reason a new unit ices up. We show you the filter on the way out. Refrigerant leaks at flares are the other common callback. We torque the flares and we leak-check them. If we are back because a flare we made is leaking, that is on us. If a head was installed by someone else and the flare is the leak, we will say that and we will repair it. Call 505-316-4231.

Install day on an adobe house

The head location is agreed before we drill: high on the wall, not above a bed where the air hits you in the face, not in a corner that cannot be reached for the filter. The hole is the size of the line set and it is sleeved. The line hide is the path we agreed, including the historic-facing side we are trying not to use. The outdoor unit sits on a pad or a bracket that can be serviced without a ladder adventure. Condensate is piped so January does not turn it into a leak inside the wall. Electrical is landed on a breaker the panel can spare. Then we evacuate the lines and we release the charge the right way. We do not “purge with refrigerant” to save ten minutes.

The first heat and the first cool

We run it in both modes if the outdoor temperature allows a fair test. A heat pump on a 40-degree day will heat. On a single-digit morning it may need the backup we told you about, and we do not discover that backup plan after you have removed the old furnace. Filters get demonstrated. The remote or the wall control gets a setting that will not short-cycle all night. If a second head was discussed and declined, we repeat what that room will not get.

Service calls after someone else installed it

Flares leak. Pumps fail. Drains clog. Filters turn into a carpet. We will work on equipment we did not install. We will also say when the install is the problem: a line set rub, a head in a kitchen that greases the coil, a drain dumped into a cup in the attic. Repairing that is still a repair. Pretending it is a bad compressor is how the bill gets ugly. Photos of the flare and the drain help us bring the right part. Call 505-316-4231.

One room, a casita, or a whole house

One head is a room. Two heads are two rooms. A whole house of closed adobe bedrooms is a multi-zone design or it is the wrong tool. We will not sell a single head in a hallway and call the house conditioned. Line-hide routes, condensate that will not freeze, a panel that has a breaker, and a heat-pump capacity on a single-digit morning are the four things that decide whether the quote is honest. If you are keeping the furnace, say so. Many Santa Fe houses should. The mini-split then carries summer and the mild months, and the furnace carries the cold week. That is a design, not a failure of nerve. Historic fronts stay clear of line-hide when another path exists. Flares are torqued and leak-checked. Filters are shown to you, because they are small and they are the reason a two-year-old unit ices. We service heads we did not install. We also say when the original install is the defect. Price is the head, the outdoor unit, the line, the electrical if the panel needs it, and the drain. If electrical is excluded, the quote says excluded. Call 505-316-4231 with the room you care about and whether a furnace is staying.

The room you are actually trying to fix

Name the room, the glass, and whether a door stays closed. A head in a hallway does not condition a shut bedroom. A casita on its own panel is a different electrical conversation than a bedroom on the main house. If the old window unit is what you are replacing, say so, and say whether the window has to go back to glass. Condensate in winter is the detail people skip and then call a leak. We route it so it stays liquid. If you already have a head that ices, send a photo of the filter and of the outdoor unit’s coil. Dirty filters and cottonwood on the coil explain more icing than a low charge does, and we will not add refrigerant until those are ruled out.

What we actually get called for

Not a generic list — these are the failures this climate and housing stock produce.

01

Indoor drip

Drain or a frozen coil. We check both before we talk about a new head.

02

One zone dead

Board, sensor, or a line that took a shovel. Isolation first.

03

Outdoor unit icing in heat mode

Defrost or airflow. Not always a new unit.

04

Line-set in a snow drift

North-wall compressors ice and starve. Relocation is sometimes the repair.

How a job runs

01

Walk the rooms

Glass, roof, and where the compressor can live without a snow bank.

02

Permit when the city wants one

New line-sets and electrical are not always a gray area.

03

Install or repair

Vacuum, charge, and a drain that actually falls — heat-traced if it freezes.

Questions people ask before they call

Q01

Can a mini-split heat a whole Santa Fe house?

A multi-zone can heat a small house. A 2,800-ft Territorial with a boiler already in it usually wants the boiler to stay and heads in the additions.

Q02

Do they work when it is 5°F?

Cold-climate models do. Bargain units sold for porches do not. We specify the former.

Q03

Will you hang a head on a viga wall?

We will find a later addition or a stud that can take the bracket. We will not screw a 40-pound head into historic plaster and hope.
