Local Knowledge Matters

Las Vegas infrastructure reflects its railroad history. The original town plaza and downtown were built in the 1870s and 80s when the railroad arrived, bringing rapid growth. Early buildings had outhouses and water from wells or delivered. Municipal water and sewer systems came in stages from the 1890s onward. Those early systems used clay sewer pipes and eventually galvanized steel for water supply. Much of that original infrastructure is still in the ground, over a century old and showing its age. Residential expansion in the early 1900s created neighborhoods of modest homes, most of which have had plumbing updated at least once, though quality varies. Mid-century growth added standard subdivision homes with galvanized pipes that are now 50 to 70 years old. Newer development from the 80s onward uses modern materials—copper and PEX. Highland University buildings range from historic structures with complex plumbing to newer facilities with standard commercial systems. The mix creates interesting service situations where we might work on a building from 1890 one day and a 1990 subdivision home the next.

How Las Vegas's Climate Affects Your Systems

Winter: Las Vegas gets real winter—colder and snowier than Santa Fe because of the location on the eastern side of the mountains. Polar air drops down from the plains, and the town can see extended cold periods with lows in the single digits or below. Snow accumulation is significant some winters, creating roof load and ice dam concerns. Frozen pipes are common in older homes with crawl spaces or inadequate insulation. Heating systems run hard, and we see furnace and boiler failures during cold snaps. The university keeps us busy with heating calls when dorms and academic buildings have issues.

Summer: Summers are warmer than higher elevations but still pleasant compared to southern New Mexico—highs typically in the 80s to low 90s. Afternoon thunderstorms are frequent and can be intense, with heavy rain causing drainage issues in low areas. Some older downtown buildings have basement or lower-level flooding problems during heavy rain. Water usage goes up for gardens and lawns, which can stress older water heaters and well systems in outlying areas. AC systems get moderate use, not the constant demand you'd see in Albuquerque.

Year-Round: Las Vegas gets more precipitation than the drier areas to the west, which affects things like drainage and sewer line infiltration. Water quality causes gradual mineral buildup in fixtures and water heaters, though not as aggressively as Santa Fe. At 6,400 feet, altitude affects HVAC performance enough that gas appliances benefit from high-altitude setup. The older housing stock means constant work maintaining and upgrading aging systems. Temperature swings day to night stress pipes and connections year-round.
